OFFICIAL COMMUNITY PLAN AMENDMENT BYLAW 8029, WEST CAMBIE AREA PLAN UPDATE

 

 

 

Location/s:

The West Cambie Area Planning Area, bounded on the west by Garden City Road, on the north by Sea Island Way from Garden City Road to Highway 99 to Bridgeport Road, on the east by No. 4 Road from Bridgeport Road to Highway 99, then Highway 99 to Shell Road, then by Shell Road to Westminster Highway, on the south by Westminster Highway to No. 4 Road, on the west by No. 4 Road from Westminster Highway to Alderbridge Way, on the south by Alderbridge Way from No. 4 Road to Garden City Road.

Purpose:

The intent of this bylaw is to amend the area plan for the West Cambie Planning Area. The plan features programs and policies for housing, parks, the natural environment, community facilities, and services and utilities. The main changes to the plan focus on the Alexandra neighbourhood, between Alderbridge Way, Garden City Road, Cambie Road, and No. 4 Road. New housing will be at low (townhouse) to medium (low-rise apartment) density and will make a transition in scale to existing surrounding development. The plan includes a neighbourhood park, greenways and a natural park area. The circulation system features internal roads as well as a pedestrian walkway. Commercial facilities will be located in a neighbourhood shopping village along a new “High Street”, at the south west portion of the neighbourhood, at Alderbridge Way and Garden City Road. Business/office uses will be located along the western portion of the neighbourhood, along Garden City Road. Existing convenience commercial and an existing gas station are accommodated in the plan. Sewers, drainage facilities and roads will be provided, and paid for by development in the most economical manner consistent with the needs of the area as redevelopment occurs.
