Purpose:

1.    To create a new Comprehensive Development District (CD/141) with a permitted density of 0.73 floor area ratio, 34% lot coverage, a 6 m (19.685 ft) setback from public roads and 3 m (9.843 ft) elsewhere (except for certain exceptions such as porches, bay windows, etc.), a 3 storey building height and a requirement of 1.5 off-street parking spaces per dwelling unit which could be provided in a tandem arrangement; and
