Purpose of Zoning Amendment:

To rezone the subject lot from Light Industrial District (I2) and Comprehensive Development District (CD/115) to a heritage Comprehensive Development District (CD/122), to permit development of a single-family heritage home/bed & breakfast.

Purpose: To amend the permitted density in Comprehensive Development District (CD/34) by:
  • increasing the maximum floor area ratio from 0.60 to 0.64 at 11331 Coppersmith Way and reducing the maximum floor area ration from 0.60 to 0.30 at 11388 Steveston Highway; and
  • clarifying that the maximum size of retail trade & services area in 6,333 m2 (9,140 ft2) at 11331 Coppersmith Way.
