Applicant’s Comments |

J. Brian Sim, of IBI/HB Architects stated that the application to supplement the existing Development Permit was motivated by the addition of 1,856 square metres (almost 20,000 square feet) to primarily accommodate some extra sleeping units at the western end of the hotel complex |

Mr. Sim referred to a letter, dated November 28, 2008, from Landscape Architect Peter Kreuk (attached as Schedule 1 to these minutes), that advised that the landscape design enhances the permeability with regard to the management of storm water on site. Mr. Sim advised that there would be soft landscaping on roughly half of the site, which was previously an impermeable site. He reported that Mr. Kreuk stated that the introduction of soft landscape on much of the site slows or reduces storm water runoff. |

Staff Comments |
|
Brian Jackson, Director of Development advised that staff recommends in favour of the permit and noted that the additional square metres improves the functionality of the hotel and introduces three more hotel rooms on the west side. The request for the supplementary development permit is the result of a request from the hotel’s operator, who came on board the project shortly after the earlier development permit had been issued. |

|
The panel commended the applicant, the architect and the landscape architect for successfully addressing the issue of permeability on site and the design quality, and stated that the project would be an asset to the neighbourhood. |
