§ To designate a 7 m (23 ft.) wide strip of land along the south side of Lansdowne Road (i.e. north edge of 5740 Minoru Boulevard) as City “Park” and the remainder of the subject site as “Village Centre Bonus” area (to permit an additional 1.0 floor area ratio for office use only). |

Purpose of RZ Amendment: |
To rezone the subject site from “Industrial Retail (IR1)” to a new site-specific zone, “High Density Mixed Use and Affordable Rental Housing (ZMU46) - Lansdowne Village (City Centre)” zone, and “School and Institution Use (SI)” to permit the development of a: |

|
§ Four-tower, 48,110 m2 (517,849 ft2), mixed use project comprising 15,034 m2 (161,828 ft2 ) of office, ground floor retail, replacement affordable non-profit social service agency space (secured in perpetuity with legal agreements), and 429 dwellings including 341 market strata units and an 88-unit affordable rental housing building managed by a non-profit housing operator (secured in perpetuity with a Housing Agreement and residential rental tenure zoning); and |
