Purpose of OCP Designation Amendment:

To redesignate 8200 Corvette Way from “Mixed-Use-Riverfront” to “Mixed-Use-Riverfront A” to facilitate a mixed-use development containing two (2) 16-storey residential towers (approximately 218 units), and a 154 room, 11-storey hotel building over a four (4) storey parkade on the site.

 

 

Purpose of Zoning Amendments:

Bylaw 8072 is to amend Comprehensive Development District (CD/85) to eliminate any reference to 8200 Corvette Way to allow for the retention of an existing hotel at 3031 No. 3 Road.

Bylaw 8073 is to rezone the subject property at 8200 Corvette Way from “Comprehensive Development District (CD/85)” and “Automobile-Oriented Commercial District (C-6)” to “Comprehensive Development District (CD/173)”, to permit development of two (2) 16-storey residential towers (approximately 218 units), and a 154 room, 11-storey hotel building over a four (4) storey parkade on the site.

To establish a policy framework to permit seasonal farm labour accommodation on agriculturally designated properties within the City of Richmond in a new heading titled “Seasonal Farm Labour Accommodation” in Section 2.1 Agriculture in Schedule 1 of the Official Community Plan Bylaw 7100.

 

 

Purpose of Zoning Amendment:

To amend the Agricultural District (AG1) zone to establish new definitions and a section that stipulates special requirements that must be met in order to allow seasonal farm labour accommodation on a specific agricultural site provided it is necessary for and accessory to an agriculture use.

That Single-Family Lot Size Policy 5434 for the area bounded by Williams Road, No. 5 Road, Steveston Highway, and Shell Road,be amended to:

 

 

i.

Remove all properties fronting on Steveston Highway from Seaward Gate to No. 5 Road;

 

 

ii.

Permit propertiesfronting on Williams Road from Shell Road to No. 5 Road, properties fronting on No. 5 Road from Williams Road to Seacliff Road, and properties fronting on Steveston Highway from Seaward Gate to Shell Road, to rezone and subdivide in accordance with the provisions of Single-Family Housing District 0.6 (R1-0.6) or Coach House District (R9), provided that vehicle accesses are to the existing rear laneway only.  Multiple-family residential development shall not be permitted in these areas;
