To reduce the maximum lot coverage from 40% to 30% on large lots; increase the minimum building setback along No. 4 Road from 6 m (19.7 ft.) to 9 m (29. 5 ft.); specify that building height is limited to 2 storeys within 20 m (65.6 ft.) of a road and 3 storeys beyond that; and, delete the minimum lot size to which the zone may be applied.
